Version 2.0 · Effective date: 1 November 2026

These Terms of Use ("Terms") govern access to and use of the Meskora website, applications and hosted property-operations software service. They form a contract between Sefki Huseyin trading as Meskora ("Meskora", "we", "us") and the customer identified in an order, checkout, subscription, invoice or account ("Customer", "you").

1. Business service and authority

Meskora is a business-to-business service. The Service is available only to organisations and to individuals who acquire and use it wholly or mainly for purposes relating to their trade, business, craft or profession. It is not available for consumer, personal, family or household use.

An individual landlord, property owner or property manager may use the Service only where they are doing so in connection with their property-rental, property-management or other business activities.

By entering into the agreement, you confirm that you are acting for business purposes. If you enter into the agreement on behalf of an organisation, you also confirm that you have authority to bind that organisation.

2. The Service and customer compliance

Meskora provides hosted B2B property-management and property-operations software, with the functions made available under the applicable plan. Meskora supplies administrative technology and record-keeping tools; it does not act as the Customer’s landlord, property manager, estate agent, payment collection agent, legal adviser, tax adviser, or regulated compliance adviser merely by providing the Service.

The Customer is responsible for determining and meeting all legal and regulatory obligations affecting its properties, customers and business in every territory where it operates, including tenancy and landlord law, property licensing and safety inspections, rental-payment rules, deposits, rental registration, tax filings and payments, beneficial-owner or sanctions screening where applicable, and the legality and accuracy of documents and transactions it creates or records. The Customer decides whether and how to act on the Service’s reminders, calculated amounts, indicators, exports and reports, and must verify them where needed to meet legal obligations. Meskora does not warrant that use of the Service alone complies with any country’s property or tax rules.

This allocation does not remove Meskora’s independent duties under laws applicable to it, including data protection, software security, marketing, taxes on its own business, and its contractual commitments. The Service records payment information where enabled; these Terms do not authorise Meskora to receive or transmit tenant rental funds on a Customer’s behalf. Any such payment feature is provided under separately agreed terms.

3. Accounts and administrators

  • You must provide accurate account information and keep it current.
  • You are responsible for the Authorised Users you permit to act on your behalf, the permissions and configuration choices you make, and activity under your workspace to the extent within your reasonable control, except to the extent caused by Meskora's breach.
  • You must protect passwords, passkeys, MFA methods, recovery codes and devices, and notify us promptly of suspected compromise.
  • Workspace administrators may access and manage users and Customer Content according to the permissions available in the Service.

For these Terms:

  • an “Authorised User” is a member of Customer's personnel, or another person acting on Customer's behalf, to whom Customer permits account-based access to its workspace;
  • a “Portal User” is an owner, resident or other person to whom Customer provides account-based access to a customer-facing portal, but who is not Customer's personnel or acting on Customer's behalf; and
  • a “Link User” is a resident, guest, contractor or other person who accesses information through a Customer-generated shared link without signing in to an account.

Portal Users and Link Users do not become Customers merely by accessing the Service.

Customer is responsible for configuring access permissions and deciding which people may receive accounts or shared links. Customer is responsible for the acts and omissions of its Authorised Users when they use the Service on Customer's behalf, but is not responsible merely because a Portal User or Link User independently acts unlawfully or contrary to these Terms, except to the extent Customer caused, authorised or knowingly permitted that conduct.

4. Subscription plans, unit counts and billing

The standard list rate is £3 per billable unit per month, excluding VAT and other applicable transaction taxes, for all plans, subject to the minimum billable unit counts: Starter 10 (£30/month), Pro 45 (£135/month), and Scale 100 (£300/month). At checkout the billable unit count is the higher of the plan minimum and the number of billable units then recorded in the workspace. A billable unit is an active record classified as a Unit or Room; a unit ceases to count when archived, when its property becomes inactive, or when its type changes to something other than Unit or Room.

An annual subscription is priced at £30 per billable unit per year, excluding VAT and other applicable transaction taxes (12 months for the price of 10), with the applicable plan minimum; other offers must be clearly identified on the order. Monthly subscriptions have no minimum contract term beyond the current billing month. Plans renew for the elected billing interval unless cancelled before renewal.

Additions: When a new billable unit is added, charges begin at the next daily billing run, on a pro-rata basis for the remaining current period; charges do not start before that run. Removals: A reduction in billable units takes effect for billing at the next renewal, not mid-period; no retrospective refund or credit is given for a removed unit, except where mandatory law or a verified billing error requires it. Billing never falls below the plan minimum.

When the workspace reaches 45 billable units it moves automatically from Starter to Pro; when it reaches 100 it moves from Pro to Scale. The £3-per-unit rate does not change, but the higher minimum becomes applicable and may increase the minimum amount payable at the next relevant billing calculation or renewal. Existing billed unit counts do not automatically decrease because of the upgrade. Administrators receive notice. An upgrade does not occur retroactively and does not independently trigger a charge before the ordinary billing calculation. Plans do not automatically downgrade; the Customer may request a downgrade, effective at the next renewal if eligible. The checkout displays the plan, unit count, currency, billing interval and any immediate or future minimum payment effect.

Prices are set in pounds sterling. A merchant of record may display and charge the buyer an equivalent amount in the buyer’s currency, using the exchange rate and currency rules disclosed at checkout. Tax is added where applicable and disclosed before payment.

5. Payment, tax and merchant of record

Unless otherwise agreed in a signed order, fees are paid in advance and shown exclusive of VAT and comparable sales taxes; applicable tax is calculated and shown at checkout. The merchant of record identified at checkout (currently Paddle, subject to account approval) acts as the seller for the subscription payment, issues transaction documentation, collects applicable transaction taxes, and administers refunds under its transaction terms. The separate obligation to deliver the hosted Service remains with Sefki Huseyin trading as Meskora under these Terms, except to the extent the transaction documents lawfully provide otherwise.

We may change our merchant of record. Where the change materially affects existing subscriptions, we will normally give at least 30 days’ advance notice where reasonably practicable, identifying the new provider, its effective date and any action required. We may give shorter notice where necessary for security, regulatory compliance or service continuity, subject to applicable law. A provider change does not by itself permit a price increase. Meskora remains responsible for tax obligations legally imposed on its own trade and does not assume the Customer’s rental, property, or business-tax compliance duties.

6. Trials, pilots and assisted onboarding

Free trials, sample workspaces and pilots may have stated limits and may use sample data. Assisted onboarding is an optional, expressly selected remote service at £250 once, excluding VAT where chargeable. It consists of one setup call with the Customer and one import of Customer-provided data files. It is available in English or Turkish. Assisted onboarding is included without a separate charge on annual Pro and Scale subscriptions and on any introductory plan expressly offering it. It is never automatically added to checkout. The Customer is responsible for supplying lawful, accurate and appropriately formatted import data and for reviewing imported records. Refund terms appear in the Refund Policy.

7. Customer Content

As between the parties, Customer retains its rights in Customer Content. Customer grants Meskora a limited, non-exclusive right to host, copy, transmit, transform and otherwise process Customer Content only as reasonably necessary to provide, operate, secure, maintain and support the Service in accordance with these Terms, the Privacy Policy and the Data Processing Addendum.

Customer represents that it has all rights, notices, lawful bases, permissions and instructions required to place Customer Content in the Service and to direct Meskora to process it. Customer must not upload content that is unlawful, malicious, infringing, or unnecessary for the stated operational purpose.

8. Data protection and allocation of responsibility

For personal data in Customer Content, the Customer normally determines the purpose and lawful basis of its processing and acts as controller (or a processor acting for its own controller); Meskora normally processes that data on its documented instructions as processor under the DPA. The Customer is responsible for the legality, notices, lawful bases, retention decisions, access permissions, data-subject requests and country-specific obligations of its own property-management activities, including where local law requires registration or authorisation for overseas hosting. Meskora remains responsible for the processor obligations applicable to it, including confidentiality, security, permitted sub-processing, lawful transfers it initiates and assistance under the DPA.

For Meskora's own account, billing, fraud-prevention, security, legal and business-contact records it may act as independent controller as described in the Privacy Policy. Neither party can contract out of mandatory statutory responsibility.

9. Acceptable use

You must not, and must not permit anyone to:

  • use the Service unlawfully, fraudulently or to infringe another person’s rights;
  • introduce malware, probe or attack the Service, bypass access controls, or attempt unauthorised access to another workspace;
  • reverse engineer or copy the Service except to the limited extent such restriction is prohibited by law;
  • use automated means to overload, scrape or extract data from the Service beyond documented interfaces and reasonable operational use;
  • use Meskora to store highly sensitive data that the Service is not designed to handle without our written agreement and appropriate safeguards;
  • resell, sublicense or provide the Service as a standalone service bureau unless your order expressly permits it; or
  • use the Service to develop or train a competing product using non-public aspects of Meskora.

10. Security and support access

Meskora uses organisational and technical safeguards designed to protect its Service, including role-based access controls, tenancy separation, protected infrastructure access, monitoring and incident handling. Customer is responsible for its own account permissions, authorised users, endpoints, networks and device security.

Customer-authorised support access, where the feature is available, is limited to the relevant support request. Restricted infrastructure-level access may be necessary for operation, backups, security, incident response and support and is subject to confidentiality and access controls. In-product approval and Customer-visible audit features are described in the Service and may change as the Service develops. Meskora will not access Customer Content for unrelated purposes.

11. Third-party services

The Service may interoperate with or link to third-party services. Those services are governed by their own terms and privacy practices. We are not responsible for third-party services we do not control, but we remain responsible for our obligations where a supplier acts as our processor/subprocessor.

12. Availability, maintenance and changes

We aim to provide a reliable Service but do not promise uninterrupted availability unless a separate service-level agreement says otherwise. We may perform maintenance, deploy security fixes, change user interfaces and add, modify or retire features. We will seek to give reasonable notice of material changes that significantly reduce core paid functionality.

13. Intellectual property and access licence

Meskora and its licensors own the Service, software, designs, documentation and brands, excluding Customer Content. During a paid and otherwise compliant subscription, Meskora grants Customer a limited, non-exclusive, non-transferable licence to access the Service and permit access by its Authorised Users, Portal Users and Link Users as configured by Customer and subject to the relevant user access rules. Portal Users and Link Users do not thereby become parties to Customer's subscription contract. Customer may not copy, resell or reverse engineer the Service except where permitted by mandatory law. Feedback may be used to improve Meskora without identifying its provider publicly.

14. Confidentiality

Each party must protect the other party’s non-public business, technical and commercial information using reasonable care and use it only for the agreement. Confidentiality obligations do not apply to information that is public through no breach, independently developed, lawfully received without restriction, or required to be disclosed by law (subject to lawful notice where possible).

15. Suspension

We may suspend affected access where reasonably necessary to address a material security risk, unlawful use, non-payment after reasonable notice, or a serious breach of these Terms. We will limit suspension to what is reasonably necessary and restore access when the reason is resolved where practicable.

16. Cancellation and termination

You may cancel renewal through the account/billing process or by contacting billing@meskora.com, subject to the Refund Policy. Cancellation normally takes effect at the end of the current paid billing period.

Either party may terminate for a material breach that is not remedied within 30 days after written notice, or immediately where the breach cannot reasonably be remedied, the other party becomes insolvent, or continued performance would be unlawful. We may also terminate a free trial or unpaid pilot on reasonable notice.

17. Data export and deletion at the end of the agreement

The Customer should use available export tools before the agreement ends. The default post-termination exit window is 30 days from the end of the agreement, not from any earlier restriction for late payment. Meskora will make data export available during that window through the ordinary Service where technically available, or through a documented manual export process if read-only access is not implemented. We intend to send reminder notices on days 0, 14 and 25 to the account owner or the Customer's designated billing contact, but cannot guarantee successful delivery to an invalid or inaccessible email address. Failure of delivery does not automatically extend the retention window; legal holds and agreed exceptional arrangements may do so.

Routine account, billing and subscription notices are sent to the account owner or the Customer's designated billing contact. A request for a full export, irreversible deletion, transfer of account ownership or a change of administrative control may be made only by the account owner or by a representative whose authority Meskora has reasonably verified. Meskora may require verification before acting on such a request and may decline it where that authority cannot be established. The Customer must keep the account owner's and billing contact's details current.

Subject to a valid earlier or different instruction under the DPA, after the 30-day period Customer Content will be scheduled for deletion from live production systems and Meskora will provide written confirmation once the deletion has actually been completed and verified. Encrypted backup copies are kept out of ordinary operational use and expire under the documented backup deletion cycle, targeted within 90 days after termination, subject to lawful retention requirements, technical dependencies or documented legal holds. The Customer may request return or deletion of its personal data under the DPA; the DPA controls if inconsistent. Meskora retains separate controller records only under its Privacy Policy and applicable law. Any technical limitation preventing the stated timetable must be disclosed to the Customer and remediated; this clause does not justify indefinite retention.

18. Refunds

Refunds, credits and cancellation-related payments are governed by the Meskora Refund Policy and any mandatory law. Approved refunds for transactions handled by a merchant of record are ordinarily issued by that merchant to the original payment method, where practicable.

19. Warranties

We warrant that we will provide the paid Service with reasonable skill and care. Except as expressly stated, and to the maximum extent permitted by law, the Service is provided without additional warranties, including implied warranties of satisfactory quality, fitness for a particular purpose or non-infringement where such warranties may lawfully be excluded.

20. Liability

Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited.

Subject to the paragraph above, neither party is liable for any indirect or consequential loss, or for any loss of profits, revenue, savings, goodwill or opportunity.

Subject to the paragraphs above, each party’s total aggregate liability arising out of or in connection with these Terms and the Service will not exceed the greater of (a) the fees actually paid by Customer for the Service in the 12 months immediately preceding the first event giving rise to the claim, and (b) £500.

All claims arising from the same event, or from a series of connected events, are treated as one claim. The cap above is an aggregate cap: it is not renewed for each claim.

Nothing in this section limits Customer’s obligation to pay fees properly due. Customer’s indemnity in section 21 is outside the cap and is not limited by this section.

21. Customer indemnity

Customer will indemnify Meskora against third-party claims to the extent directly caused by Customer Content that Customer had no right to provide, or Customer’s deliberate unlawful use of the Service, provided Meskora promptly notifies Customer, allows reasonable control of the defence/settlement, and provides reasonable cooperation. This clause is not subject to the liability cap in section 20. It does not apply to the extent a claim was caused by Meskora’s breach or negligence.

22. Force majeure

Neither party is liable for delay or failure caused by events beyond its reasonable control, except for payment obligations for Services already provided. The affected party must use reasonable efforts to mitigate the effect.

23. Changes to these Terms

We may update these Terms for legal, security, technical or commercial reasons. Material changes to an existing paid subscription will be notified reasonably in advance. If a material change substantially disadvantages Customer, Customer may cancel before the change takes effect, without affecting fees already due for the current period unless the Refund Policy or mandatory law provides otherwise.

24. Notices

Routine account, billing and subscription notices are sent to the account owner or the Customer's designated billing contact, as section 17 describes. Formal legal notices to the Customer are sent to the account owner's email address recorded in the Service. Notices to Meskora must be sent to legal@meskora.com and Suite RA01, 195-197 Wood Street, London E17 3NU.

25. Governing law and courts

These Terms and any non-contractual obligations arising out of or in connection with them are governed by the laws of England and Wales.

The courts of England and Wales have exclusive jurisdiction to settle any dispute arising out of or in connection with the agreement.

26. General

If a provision is unenforceable, it will be adjusted or severed only to the minimum extent necessary and the remainder of the agreement will continue in effect. A delay in enforcing a right is not a waiver of that right.

Customer may not assign the agreement without our consent, not to be unreasonably withheld in relation to a genuine business reorganisation. We may assign the agreement as part of a bona fide sale, transfer or reorganisation of our business.

No person who is not a party to the agreement has any right to enforce any of its terms under the Contracts (Rights of Third Parties) Act 1999. Portal Users and Link Users may use the Service as the Customer permits, but they do not become parties to the agreement by doing so.

The contract comprises the applicable signed agreement or order, these Terms, the Refund Policy and the DPA where applicable. The Privacy Policy and Cookie Notice explain information practices; they are notices rather than separately accepted commercial contracts.

If there is an inconsistency, a signed agreement or order takes priority to the extent it expressly changes these Terms. For matters concerning the processing of Customer Personal Data, the Data Processing Addendum takes priority over these Terms.

Where a third-party merchant of record or payment provider is identified at checkout, its terms may separately govern the payment transaction, invoicing, taxes and payment processing.

These Terms are written in English. A translation may be provided for convenience, but if there is any inconsistency the English version governs.
